Each property owner in California is allowed to add an ADU or more as well as a Junior ADU. Too often property owners second guess whether they can ADU after meeting city building department officials or contractors that have preconceived notions of what an ADU is. Approach this problem with creativity!
The MINIMUM you can build
Every single family property in California, at the minimum, can add two new ADUs including a Primary ADU and a Junior ADU
A Junior ADU that is;
Up to 500 Square Feet
Contained within an existing structure (basement, attic, spare room, or garage)
Has separate entry and small kitchen
And up to 150 Square Feet of new construction for entryway
The addition of a Junior ADU or creation of a Primary ADU within an existing garage space is usually the most profitable option, since it only requires a minor renovation
A Primary ADU is;
Up to 800 Square Feet, or more in some cases
A maximum of 16 feet tall
With 4 foot side yards
Attached or detached from the main home
While a larger Primary ADU will require a little more construction, the cash flow generated by a new 800 Square Foot ADU is often $1,200 a month or more! Most property owners can finance their project with no deposit based on their existing equity or the as-improved value of the property.
